Managing Partner, Director of Operations
Nicholas Fader, OLCM, RCM, BComm
Nick has over 11 years of property management experience and is the Managing Partner of Strategic Property Management. He is featured in the Spring 2024 edition of Condominium Manager Magazine as an up-and-coming professional in the industry. Nicholas earned a Bachelor of Commerce from Brock University in 2013; a Registered Condominium Manager (RCM) designation in 2016 from Mohawk College; and became an Ontario Licensed Condominium Manager (OLCM) in 2018.

Nick is passionate about delivering quality customer service to both building occupants and property owners. He ensures that issues are dealt with in a timely and efficient manner. Nicholas provides insight and direction on major issues that arise throughout Strategic's portfolio of properties.

Managing Partner, Director of Finance
Joel Fader, BEcon
Joel holds a Bachelor of Economics from York University in Toronto. His prior employment history includes a financial analyst position at a major international bank. Joel spent over a year in China teaching English to students which granted him with the ability to communicate effectively with a diverse set of people.
Joel is dedicated to delivering accurate and meaningful financial statements to the clients of Strategic Property Management. His attention to detail and strong work ethic contributes to a reliable accounting team that clients can trust. He is proficient in budget preparation, reconciliations of all kinds including year-end TMI statements; and detailed spending variance analyses.

Founder, Asset Manager
Dane Fader
Dane is a professional accountant who has worked for several large billion-dollar real estate firms on Bay Street. Dane left his position as Vice President of Finance for Brookfield Corporation in 1996 to start Strategic Property Management. He perceived a need for a greater level of sophistication among property management service providers. He has a very high level of experience and possesses a wealth of knowledge related to various matters including property development, construction, and financing; asset management and leasing decisions; repair and maintenance issues; and financial controls and processes. Dane works as the Asset Manager for Strategic Property Management and provides invaluable direction and knowledge to our staff, as well as our tenants and clients.

Senior Property Manager
Mike DiFlorio, OLCM
Mike has worked in real estate for over 15 years as a resident and facilities manager before becoming an Ontario Licensed Condominium Manager (OLCM) in 2018. He has managed thousands of residents and campus buildings for various educational institutions. Mike graduated from Seneca College with a Diploma in Facility Management and earned a Certificate in Human Resources Management.
Mike is responsible for overseeing the maintenance and repair of the properties in Strategic Property Management's portfolio. He performs building inspections and uses software to document repair items for service contractor. Mike leverages his interpersonal skills by building relationships with tenants/owners and service providers alike.

Property Accounting Administrator
Rebecca Pazer
Rebecca graduated from Humber College in 2014 with a Diploma in Law Clerk Studies. She has worked in accounting positions at multiple international logistics companies including FedEx.
Rebecca is responsible for the accounting and administration functions at Strategic Property Management including accounts receivable; accounts payable; financial statement preparation; and various tenant reconciliations.

Hank
Meet Hank, our furry friend who brings joy to our office every day. He's always ready for a belly rub or a game of fetch, and his wagging tail is a constant reminder to take a break and enjoy the little things in life.
